This page covers Platinum Pools and Outdoor Living — also marketed as Platinum Pools of DFW — the Grapevine-based, owner-led boutique builder run by Adrian Griffee since 2004. It is not other U.S. companies that share a “Platinum Pools” name. Their public posture is low-volume custom in-ground design-build (they cap roughly 8–10 projects per year), with a published lifetime transferable structural warranty and personal reachability after reveal day — not a weekly route-service brand. That makes the post-handover map clear: call Platinum/Adrian for structural warranty and construction-related defects; call an independent service company for weekly chemistry, filters, and salt cells. This guide is that map for year one on North Texas clay in Texas heat across Mid-Cities, Southlake–Colleyville–Keller–Westlake, Park Cities, and Frisco luxury lots.

Who built it vs who maintains it

Platinum poured and finished a custom in-ground design-build pool and owns the construction and structural warranty conversation. Pages reviewed for this guide do not market an in-house weekly cleaning route — post-handover contact is framed around warranty, the documented binder at reveal, and owner reachability, not a chemical-service fleet. That is a boutique business model, not a quality verdict, and it is a natural fit for independent weekly care after handover.

Keep Platinum’s warranty contacts, equipment list, and start-up sheet even after you hire a weekly tech. Structural cracking, settlement, and construction-related defects still go to Platinum/Adrian. Routine green water and a dirty filter go to whoever you put on the route.

  • Platinum channel: lifetime transferable structural warranty claims (confirm written terms in your packet), construction punch list / orientation follow-ups, owner reachability after reveal day
  • Independent service channel (expected path): weekly chemistry and brushing, filter cleaning/backwash, salt cell inspection, heater and pump diagnosis, green-to-clean, freeze readiness
  • No preferred weekly maintenance partner was named on the public pages reviewed — you choose the service company; nominative guides like this one do not imply Platinum endorsed a specific vendor

Company footprint and how they build

Platinum Pools of DFW is Grapevine-homed at 318 E. Northwest Hwy, with deepest marketing gravity in Mid-Cities and Southlake–Colleyville–Keller–Westlake, plus Park Cities and Frisco as luxury stretch markets. City pages name HOA-heavy neighborhoods (Timarron, Clariden, Vaquero, Stonebriar, Kingswood, and similar). Construction positioning is custom in-ground design-build: owner designs every pool, itemized proposals, 3D photorealistic renderings, and personal handling of city permits and HOA architectural review — not a fiberglass shell brand and not a high-volume production builder.

  • Grapevine shop: 318 E. Northwest Hwy, Grapevine, TX 76051 — (817) 721-2452
  • Owner: Adrian Griffee — owner-led since 2004; single point of contact from site walk through completion on the pages reviewed
  • Volume: caps roughly 8–10 projects per year by choice
  • Cities and corridors frequently named: Grapevine, Southlake, Colleyville, Keller, Westlake, Flower Mound, Frisco, Highland Park / University Park (Park Cities)
  • HOA ARC literacy called out for demanding boards — Vaquero, Timarron, Clariden Ranch, Park Cities
  • Construction: custom in-ground design-build with outdoor living; Grapevine marketing bands most builds roughly $75,000–$200,000+; Park Cities pages cite higher typical bands once decking/outdoor living are included
  • Material samples hand-selected per project — no exclusive equipment brand lock-in published on pages reviewed

Warranty vs weekly service: when to call whom

Platinum’s meet-the-owner materials publish a lifetime structural warranty described as transferable, with a documented binder at handover and owner stay-reachable framing after reveal day. Full written terms (exclusions, finish vs structure, soil-movement language, transfer conditions) live in your contract packet — do not treat marketing copy as the full warranty document. Equipment warranties are not detailed publicly; keep model/serial paperwork.

Use Platinum for shell and construction. Use independent service for chemistry and the equipment pad. Boutique builders of this scale rarely run large weekly fleets — plan the service lane before peak summer rather than assuming the builder will brush and balance forever.

Texas heat and clay: reading the failure mode

Expansive clay under much of Grapevine, Mid-Cities, and the broader Metroplex swells wet and shrinks dry. Neighborhood literacy on clay streets and alley lots is part of how Platinum markets local builds — but clay swell/shrink is still a structural story when the shell or deck fails, and that is Platinum’s warranty lane. Texas summer heat remains a chemistry story: chlorine demand spikes, algae can accelerate in roughly a couple of days of neglect, and hard fill water (often ~190–340 ppm depending on the city) scales salt cells and heaters.

Year-one rule of thumb on a Platinum pool: green water, rising filter PSI, and a tired salt cell are why independent weekly service exists. Cracks and major settlement are why you kept Platinum’s number. Do not confuse the two.

  • Service lane: green/cloudy water, high filter PSI vs clean baseline, scaled or under-producing salt cell, heater scale, summer chlorine demand
  • Installer lane: shell cracking, differential settlement, major deck shift, construction punch list, lifetime transferable structural claims under your contract
  • HOA-heavy lots (Vaquero, Timarron, Clariden Ranch, Park Cities) do not change the chemistry vs structure split — they only raise how carefully the original build was reviewed

First-year checklist + next step

Because Platinum is not positioned as a weekly route-service brand, decide your independent service cadence before peak summer — drifting into DIY-until-August is how green pools start.

  • File the paperwork: contract, lifetime transferable structural warranty language from your packet, equipment model/serial list, automation login, start-up chemistry sheet, as-builts or drain locations if provided
  • Write down clean-filter PSI at handover — baseline when pressure climbs mid-season
  • Book weekly professional care early — boutique handover expects an outside partner for cleaning; lock that lane before July heat
  • If salt-equipped: schedule salt tests and cell inspections; hard North Texas water scales cells quietly
  • Watch calcium/scale on tile, the cell, and the heater — plan periodic cleaning
  • Build a freeze plan before the first hard freeze
  • Keep gates self-closing and self-latching after landscaping settles
  • Follow Platinum’s plaster/start-up brushing and chemistry instructions; aggressive early mistakes burn goodwill and can sour warranty conversations
  • Budget operating cost as a planning range — local contractor content often cites roughly $3,000–$6,500/year (chemicals, service, power, repairs), not a quote

Independent weekly care after a Platinum handover

Home Builder Pool Pros is an independent pool service company. If you took handover on a Platinum custom in-ground pool in Grapevine, Mid-Cities, Southlake–Colleyville–Keller–Westlake, Park Cities, or Frisco and need a weekly chemistry and equipment route while keeping Platinum for warranty, schedule a visit so we can see the pad and water in person.
